What's less commonly understood is what that $400,000 actually measures: it's the officially licensed appraisal value from a government-monitored appraiser, not the advertised sale price or what you actually agreed to pay the seller. You could pay more than $400,000 for a property that appraises below that threshold and still not qualify, so confirm the appraisal figure specifically before assuming a purchase price alone satisfies the requirement.

Personal Presence Is Now Mandatory, for the Investor and the Spouse

Since 2022 reforms, both the principal investor and their spouse must physically appear in Turkey for fingerprinting and photographs as part of the residence permit application that precedes citizenship. Recent reforms extended the criminal record requirement to cover both the main applicant and their spouse, not just the primary investor as earlier practice allowed.
